The end-of-lease bond clean

The short answer

The entry condition report and the lease set the standard, and fair wear and tear is not cleaning. Two weeks out, book the disposal and any carpet clean the lease asks for. Then room by room: oven and rangehood, shower screen and grout, walls and skirtings, windows and flyscreens, floors last. Photograph everything after.

What usually comes up?

What goes out before the clean?

Everything that is not coming with you, and it has to leave before the cleaning starts, not after. Furniture and mattresses go through the state bulk-collection or drop-off routes; the rest sorts into keep, sell, donate, recycle and bin. Anything left at the property has to be removed by someone else, at a cost, so it goes first.

Does the carpet have to be professionally cleaned?

Only if the lease says so, and some do, especially where pets were allowed. If it does, book it for the last day and keep the receipt with the photos. If it does not, vacuum thoroughly, spot clean the marks, and check how the entry report described the carpet.

Why photograph every room?

Because the condition at handover is what the bond conversation turns on, and photos taken the same day are the simplest record of it. Same angles as the entry report, cupboards open, the date visible. Ten minutes, kept with the receipts.
